There are tons of options you need to consider for your insurance, the safest bet is to talk to an insurance agent who can help you choose the best plan for your property. Be sure to add third party liability insurance, just in case someone is hurt in your home or on your property to ensure you won’t be liable.

Based on BC law (and pretty much everywhere in general) the buyer of the home is responsible for any risks on the property after 12:00 on the day of closing. This means you should get your insurance before the closing date, and ensure everything is organized before then.
