Even as home listings began the traditional year-end decline, home sales actually reached near record levels in November.

As reported by Real Estate Board of Greater Vancouver (REBGV), residential property sales in Metro Vancouver reached 3,524 on the Multiple Listing Service® (MLS®) for the month of November 2015. What this shows is a 40.1% increase as compared to sales recorded in November 2014 with a record of 2,516 but at the same time a 3.3% decrease comparing with sales from October 2015.

Sales for last month were 46.2% above the 10-year sales average for the month and ranked second highest in November for residential property sales.

With the MLS® Home Price Index composite benchmark price of all residential properties in Metro Vancouver currently at $752,500, it is a 17.8% increase when compared against that of November 2014.
Sales-to-active-listings ratio in November was 43.5% which make it seller’s market

Fraser Valley

There seems to be no signs of slowing homebuyers down as Fraser Valley REALTORS® experienced their second busiest November on record. On the Multiple Listing Service® (MLS®), 1,766 property sales were processed by the Fraser Valley Real Estate Board in November compared with that of 1,136 in 2014, noting an increase of 55%. The previous record number of sales was 2,154, set in November 1989.

The MLS® Home Price Index benchmark price of a detached home in November saw an increase of 14.7% in November at $659,700 compared to last year November’s $575,400. Going from $298,900 in November of last year to $318,800 last month, MLS® HPI benchmark price of Fraser Valley townhouses saw an increase of 6.7%. The benchmark price of apartments was $207,100, an increase of 9.3% compared to that of November 2014 at $$189,400.

Batman and other Superheroes are moving to Vancouver. What neighbourhoods will they choose?

We know that every superhero has unique abilities that he or she brings to the table when they are on the clock fighting evil and doing what they do best. But every superhero needs some downtime and a place to call home. For busy superheroes being filmed while they fight crime and save the world from pure evil, working close to home is a smart option. Moving to the Greater Vancouver region would be a super choice but what Greater Vancouver city would each superhero prefer to live in? What complications and opportunities is Vancouver offering them? What city says Superman to you?

Imagine that these superheroes were on the roster, The Hulk, Black Widow, Thor, Captain America, Ironman, Superman, Batman and Aquaman. To find out where they might like to live we’d have to break down the 411 on each superhero and match that to the Metro Vancouver city that would suit them the best. It would be the most fitting way to make sure they felt right at home. Let’s break it down.
Based on the following traits and characteristics below, we figured that these 8 Greater Vancouver cities would be perfect for each of these 8 superheroes.
 

Hulk

The Hulk – It’s no secret that the Big Guy has some anger management issues. He’d need some wide open spaces that would easily accommodate his penchant for breaking things. He’d also need an environment to support some strategies to achieve Zen states whenever possible. And we can’t forget the green giant’s alter ego Bruce Banner. Bruce is a quiet and gentle brainiac who is happiest when he’s tinkering at home in his custom built laboratory. So which city is perfect for The Hulk?
Langley would be the perfect home for The Hulk. Langley is well known for its wide open spaces and is a perfect blend of farmland and city living. Bruce Banner could easily buy a rustic little farmhouse and get away from it all. And if he wigs out and goes green he’d have acres of land that he could hulk out on.

 

Black Widow

Black Widow – What can we say about Natasha Romanoff? She’s definitely one of the best spies that Shield has ever had and is totally committed to the job which doesn’t leave much time for a social life. When she isn’t in her supersuit you can find her in the type of fashion that says cool and casual. She’s stylish yet understated and staying in great shape is high on her list. And even though she exposed all her deeds and aliases to the world this tech savvy ex super spy still likes to keep it incognito. So where would Black Widow live?
Now that her identity is blown Burnaby would be the best bet for Black Widow. It’s easy to live a happy, ordinary kind of life in this Metro Vancouver city. And pretty much anywhere you go you will be close to restaurants, shopping and all the amenities a girl could need. There are tons of parks for quiet contemplation for those days when a former spy might need to ponder life and plenty of recreational spots for staying in shape. It’s also 20 minutes away from downtown Vancouver if a girl needs a night out on the town but is still far enough away to find sanctuary in a secluded spot.

 

Thor

Thor

Thor – This Asgardian tends to stick to the old ways and tradition and family is extremely important to him. He likes to travel a lot and has no problem blending in if he needs to. This Norse god would need a roomy abode to entertain his rowdy band of friends when they come to visit that is far enough away from neighbors so no one complains about the late night parties and noise. The son of Thor would also need a worthy place to hang his hammer Mjolnir when he’s not wielding it.
North Vancouver seems like the right place for the god of thunder. What wouldn’t Thor enjoy about living in North Vancouver? The Vancouver Sun says that people who live in North Vancouver are some of the happiest people around and it seems like the perfect place for this honorable Norse god. Ancient peoples lived in the area for years and it was the first municipality on the North Shore which would appeal to his love of all things ancient. On the cusp of the great outdoors and within close vicinity of the big city and all it has to offer Thor would be able to enjoy the best of both worlds, which he seems to do anyway since he divides his time between Asgard and Earth. North Van would be the perfect place to hang his hammer.

 

Captain America

Captain America – This down to earth guy is stuck in another era and having quite the challenge trying to get used to everything the 21st century has to offer. Steve Rogers needs the kind of city that is quiet and offers a respite from the rigors of cosmopolitan noise and sketchy morals. He also likes to keep in shape and ride around on his motorcycle to clear his mind and stay in excellent shape.
Richmond is the city for this man resurrected from the ice. This Greater Vancouver city is a robust combination of down to earth and 21st century living. It’s the kind of locale that would be perfect for Captain America. Steveston is the sweetest, little historic fishing village and hosts an annual pumpkin patch for families every year where kids can get their pumpkins for Halloween. Couldn’t you just see the Captain strolling down the boardwalks or buying fish from the local fisherman’s daily catch? And there is enough road for a jaunt on his bike any day of the week.

 

Ironman

Ironman – Tony Stark is definitely a man of the moment. He’s got a larger than life charisma and a devil may care attitude. He’s got super savvy fashion sense and is one of the most brilliant minds of our time. He’d need a place that caters to his whims and doesn’t bore him. He’d probably also like to live in a place that isn’t too far from The Hulk.
This next choice makes absolute sense for this Avenger. Couldn’t you just see Tony Stark carousing around downtown Vancouver? He could build the biggest, swankiest and most technologically advanced highrise where he could live, work and play all in one place. Restaurants, shopping, nightlife, entertainment of any kind available anywhere at almost any time would make Ironman a very happy superhero indeed.

 

Superman

Superman

Superman – Clark Kent is the kind of guy who has no problem hiding in plain sight. No one would ever guess that this soft spoken and uber polite journalist is actually an alien in disguise. However even though he seems nerdy he’s the coolest guy in the universe so don’t let that boring newspaper guy ruse fool you. It might seem like the library and being a wallflower is his thing but guess again. Superman likes to be close to the action even though he needs a Fortress of Solitude when he wants to think and enjoy his down time.
Superman could build a Fortress of Solitude in West Vancouver and no one would be the wiser. The homes in this neck of the woods are palatial and yet he could still keep a very low profile. And the best part is that he could still commute to work at a downtown location via public transportation no problem.
 

Batman

Batman

Batman – Bruce Wayne is a playboy billionaire with a taciturn demeanor and a heart of gold. He’s used to living it up with the ritzy folk but is happiest hanging out in dark places. He’s the type of guy that likes a solitary existence and any abode must have a man cave that could easily double as the Bat Cave and accommodate multiple secret passageways. He also needs a city with a skyline where the Bat Signal would be visible from any vantage point no matter where you are in the city.
Surrey is the city that seems like the perfect place for Batman. The Bat Signal could be seen from anywhere in the city which would make cleaning up Surrey crime a breeze. The entrepreneurial side of Batman would enjoy the city’s growth and all the new development opportunities. The city of Surrey bylaws make it one of the neatest places to live which means downtime for Batman would definitely be downtime and he wouldn’t spend it cleaning up the city after ‘cleaning up’ the city.
 

Aquaman

Aquaman

Aquaman – Out of every superhero on our list Aquaman is the only one who definitely requires a city that has easy access to the ocean. Known as Arthur Curry this Atlantean/human hybrid is most at home in the sea. Though he is a king he also enjoys being part of a group and would have no problem living in a place where numerous languages are spoken.
The best bet for this superhero is White Rock. This is a seaside community that would be perfect for Aquaman. Sunny with a beach resort type of disposition, the king of the Sea would easily feel at home living in one of the beachfront houses. From his large windows he’d get a perfect view of the ocean any time of day or night and he’d never feel far from his true home.

We think it’s time to send out the welcome wagon for these crime fighters. If superheroes moved to Greater Vancouver it would be one of the most desirable places to live multiplied by 8. The only thing we wouldn’t thank them for is the fact that if they called Vancouver home, Vancouver real estate prices would skyrocket faster than you can say, “Hulk smash!”

Excited about Superbowl? We too! We decided to check how many fans each Superbowl team has in every Province and Territory in Canada. We used Facebook data to calculate the amount of fans. As you can see BC and NewFoundland and Labrador love the Seahawks but Patriots are dominating in all other Provinces. We had to exclude Northwest Territories, Nunavut and Yukon as there is not enough data available.
