This policy explains how Renanza Realty Inc. ("we", "us"), which operates EstateBlock.com, collects, uses and discloses personal information through the EstateBlock.com website, its tools, and our related emails, text messages and calls. We are a real estate brokerage in British Columbia. We handle personal information in accordance with British Columbia's Personal Information Protection Act (PIPA) and, where it applies, the federal Personal Information Protection and Electronic Documents Act (PIPEDA).

What we collect

Information you give us

Account details: your name, email address, phone number and password.
What you save: saved searches, favourite listings, alert settings and any notes you add.
Inquiries and requests: messages you send us, showing requests, questions about listings or new developments, and the details you give when you ask for a home evaluation, such as the property address and its features.
Buying or selling details you choose to share: budget, timing, preferred areas, whether you are pre-approved for a mortgage, and similar information that helps our REALTORS® help you.
Your contact preferences: whether you agreed to receive calls, texts and emails from us, and when and how you gave or withdrew that consent.

If you become a client

If you sign a brokerage agreement with us, we collect the information needed to act for you and to meet our legal obligations, including identity verification and record-keeping required by real estate licensing rules and Canada's anti-money laundering law. That information is covered by this policy and by the agreement you sign.

Information collected automatically

When you use the website, we collect your IP address, device and browser type, the pages and listings you view, the searches you run, the map areas you look at, the page that referred you, your approximate location based on your IP address, and the date and time of your visits. Our emails may contain small images or tracked links that tell us whether an email was opened or a link was clicked. We collect this through server logs, cookies and similar technologies (see "Cookies, analytics and advertising" below).

How we use it

To create and run your account, save your searches and favourites, and send the listing alerts you set up.
To answer your inquiries, arrange showings, prepare home evaluations and provide brokerage services.
To show sold prices and listing history to registered users, as the real estate boards' rules require.
With your consent, to call, text and email you about properties, the market and our services (see below).
To understand how the website is used and to improve our search tools and data features.
To show ads for EstateBlock.com on other websites to people who have visited our website (see below).
To keep the Services secure, prevent fraud and abuse, and enforce our Terms of Use.
To meet our legal and regulatory obligations, including real estate licensing, anti-money laundering and tax rules, and to respond to lawful requests.

We do not sell your personal information.

Calls, texts and emails

When you create an account or contact us, we ask whether you agree to receive calls, texts and emails from us, using a separate consent box that is not pre-checked. If you agree, Renanza Realty Inc. and its REALTORS® may contact you through any of those channels with listings, market information and information about our services, including at a phone number registered on the National Do Not Call List.

If you don't agree, we will still answer your inquiry, and Canadian law allows us to follow up with you about it for up to six months afterwards.

You can withdraw your consent at any time: click "unsubscribe" in any email, reply STOP to any text message, tell the person who calls you, or contact our Privacy Officer. We act on these requests within 10 business days. We keep a record of when and how you gave or withdrew consent, and we keep your number on our internal do-not-call list after you opt out so we can continue to honour your request.

Service messages, such as password resets, security notices and messages about a transaction you're involved in, continue while you have an account or an active transaction with us.

We share personal information only in these situations:

Our REALTORS® and staff who need it to help you.
Service providers that host and secure the website, store data, deliver emails and text messages, provide analytics, maps and advertising, and run our customer-management tools. They may use your information only to provide services to us and must protect it. Current providers include DigitalOcean (hosting and file storage), Cloudflare (security and content delivery) and Google (analytics, maps and advertising).
People involved in your transaction, at your direction, such as the other party's brokerage, your lender or mortgage broker, lawyer or notary, inspector or appraiser. Listing brokerages receive your details only when you ask us to arrange a showing, ask a question that requires contacting them, or make an offer.
Regulators and authorities when the law requires or permits it, including the BC Financial Services Authority, FINTRAC and tax authorities, real estate boards checking compliance with their data rules, and courts or law enforcement acting under lawful authority.
A successor business if all or part of our business is sold, merged or reorganized, as long as the recipient agrees to protect the information in a way consistent with this policy.

Cookies, analytics and advertising

We use cookies and similar technologies to keep you signed in, remember your searches and preferences, protect the website from bots and abuse, and measure how the website is used.

Google Analytics helps us understand how visitors use the website. You can opt out using Google's browser add-on at tools.google.com/dlpage/gaoptout.
Google Ads remarketing may show ads for EstateBlock.com to people who have visited our website, on Google Search and on sites in the Google Display Network. You can control ad personalization at myadcenter.google.com.
Google Maps displays our maps and is subject to the Google Privacy Policy.
Cloudflare sets cookies needed to protect the website from malicious traffic.

You can block or delete cookies in your browser settings. If you do, signing in, saved searches and some map features may not work.

Where your information is stored

We and our service providers may store and process personal information outside Canada, including in the United States. While it is outside Canada, it is subject to the laws of that country and may be accessible to its courts, law enforcement and national security authorities. We require our service providers to protect it.

How long we keep it

We keep your account information while your account is open. When you close your account, we delete or anonymize your personal information within a reasonable time, except where we must keep it longer: records of real estate transactions and client identification are kept for the periods required by real estate licensing rules and anti-money laundering law, and we keep a record of your opt-outs so we can continue to honour them. If we use your personal information to make a decision that directly affects you, we keep it for at least one year after using it, as PIPA requires.

How we protect it

We use administrative, technical and physical safeguards appropriate to the sensitivity of the information, including encrypted (HTTPS) connections, access controls that limit personal information to the people who need it, and security services that block malicious traffic. No system is completely secure. If a privacy breach creates a real risk of significant harm to you, we will notify you and the appropriate regulators as the law requires.

Your choices and rights

Access and correction. You can ask for a copy of the personal information we hold about you and ask us to correct it. You can view and update much of it in your account settings.
Withdraw consent. You can withdraw your consent to calls, texts and emails at any time, as described above. If you withdraw consent to a use we need in order to provide a service, such as keeping your email address to run your account, we may no longer be able to provide that service.
Delete your account. Email [email protected] from the address on your account, or contact our Privacy Officer, and ask us to delete your account.

We respond to access and correction requests within 30 days, or tell you if we need more time and why, as PIPA allows. We may need to verify your identity first. If you're not satisfied with our response, you can contact the Office of the Information and Privacy Commissioner for British Columbia at oipc.bc.ca.

Minors

EstateBlock.com is intended for adults. We don't knowingly collect personal information from anyone under 19. If you believe a minor has given us personal information, contact our Privacy Officer and we will delete it.

Changes to this policy

We may update this policy from time to time. The date at the top of this page shows when it last changed. If we make a material change, we will notify registered users by email or through a notice on the website before the change takes effect.
