"North Vancouver" on this site covers both the City of North Vancouver (58,120 residents in 2021) and the District of North Vancouver (88,168), which wrap around each other on the north shore of Burrard Inlet. The City is the dense part: Lower Lonsdale, with the SeaBus terminal, the Shipyards and a wall of new condo towers, and Central Lonsdale up the hill, together usually carry a third of all North Vancouver listings. The District is the mountainside: Lynn Valley, Edgemont, Upper Lonsdale, Deep Cove, Lynnmour and the Seymour area, mostly detached homes on treed lots with some townhouse pockets. The SeaBus from Lonsdale Quay reaches downtown Vancouver in twelve minutes, which is why Lower Lonsdale condos price like the west side of Vancouver. Capilano University, Grouse Mountain, Lynn Canyon and Mount Seymour are all inside the municipality. Buyers compare North Vancouver with Burnaby and the west side of Vancouver; it costs more than Burnaby and less than the west side, with a lot more mountain.
