Burnaby sits between Vancouver and the Tri-Cities and had 249,125 residents in 2021, up 7.0% since 2016. The city planned itself around four town centres, and the listings follow that plan: Metrotown and Brentwood are the two biggest condo markets outside downtown Vancouver, with new towers still being added, while Lougheed and Edmonds are catching up. Between the town centres are quiet detached neighbourhoods such as Buckingham Heights, Deer Lake, Capitol Hill and the Burnaby Hospital area, where houses on large lots sell for well above the city median. Both the Expo Line and the Millennium Line cross the city, with stations at Metrotown, Patterson, Royal Oak, Edmonds, Brentwood Town Centre, Holdom, Sperling, Lake City Way, Production Way and Lougheed. Simon Fraser University on Burnaby Mountain has its own neighbourhood of newer condos and townhouses, UniverCity. Deer Lake Park, Central Park and Burnaby Lake give the city more park space per resident than most of Metro Vancouver, which is part of why Burnaby detached homes keep their value even as the towers go up.
