New Westminster is the oldest city in British Columbia and its first capital, now a compact city of 78,916 people (2021, up 11.2%) on the north bank of the Fraser. It is a condo city: roughly six in ten listings are apartments, concentrated in Downtown, Uptown and the Quay along the river. The five Expo Line stations (22nd Street, New Westminster, Columbia, Sapperton and Braid) put nearly every neighbourhood within walking distance of SkyTrain, which is why New Westminster condos are the most affordable rapid-transit homes between Vancouver and Surrey. Queensborough, on Lulu Island across the river, is the exception: a newer neighbourhood of townhouses and small-lot houses that prices well below the mainland side. Sapperton, around Royal Columbian Hospital, and the West End, near 22nd Street station, are the main detached areas, with heritage homes from the early 1900s on Queen's Park's streets commanding the highest prices in the city.
