Richmond is an island city of 209,937 people (2021, up 5.9%) built on the flat land of the Fraser River delta, with Vancouver International Airport at its western edge. The Canada Line runs through the middle of it, and the stations at Brighouse, Lansdowne and Aberdeen have turned Richmond City Centre into the largest condo market in the city; Brighouse alone usually carries a quarter of all Richmond listings. The older neighbourhoods around it, such as Broadmoor, Saunders, Granville, Seafair and Steveston, are mostly detached homes on wide lots, many rebuilt in the last twenty years. Steveston, the former cannery village in the southwest corner, has the highest-priced houses and a waterfront that draws visitors every weekend. Hamilton, in the east near the Queensborough Bridge, is the one area with townhouses at Burnaby-level prices. Because the whole city sits a few metres above sea level behind dykes, flood mapping matters more here than anywhere else in Metro Vancouver; every EstateBlock listing in Richmond shows the flood-risk layer for its exact address.
