Data Sources and Disclaimers
Last updated: October 7, 2026
EstateBlock.com is a BC real estate search site operated by Renanza Realty Inc., a licensed real estate brokerage in British Columbia. Each listing page combines MLS® listing data with public data on schools, crime, demographics, natural hazards, climate and nearby amenities, plus estimates EstateBlock calculates from that data. This page explains where each dataset comes from, how the figures are produced, what they can and can't tell you, and the licence terms that apply.
1. Reading neighbourhood data
Most neighbourhood figures on EstateBlock describe an area, not a single address. Demographics describe a census area, crime ratings describe the surrounding area, and hazard ratings describe a postal code or mapped zone. Labels such as Above Average, Average and Below Average compare that area with the city it's in.
Each dataset is updated when its publisher releases new figures, so different sections of one listing page can reflect different reference periods. Listing details sync continuously, and every listing page shows when the listing was last updated and when EstateBlock last checked it.
Public datasets are used under their publishers' licences, credited in each section below. No government agency or data publisher endorses EstateBlock.com.
Nothing on EstateBlock replaces a home inspection, an appraisal, a title search, or legal, tax or financial advice. Confirm anything your decision depends on with the school district, municipality, lender, insurer or agency responsible for it.
2. MLS® listing data
Listings on EstateBlock come from the MLS® systems of Greater Vancouver REALTORS®, the Fraser Valley Real Estate Board and the Chilliwack & District Real Estate Board. Listing details, photos and descriptions are supplied by the listing brokerage, and each listing page names that brokerage.
The data relating to real estate on this website comes in part from the MLS® Reciprocity program of Greater Vancouver REALTORS®, the Fraser Valley Real Estate Board or the Chilliwack & District Real Estate Board. Real estate listings held by participating real estate firms are marked with the MLS® Reciprocity logo, and detailed information about the listing includes the name of the listing agent. This representation is based in whole or in part on data generated by Greater Vancouver REALTORS®, the Fraser Valley Real Estate Board or the Chilliwack & District Real Estate Board, which assumes no responsibility for its accuracy. The materials contained on this page may not be reproduced without the express written consent of Greater Vancouver REALTORS®, the Fraser Valley Real Estate Board or the Chilliwack & District Real Estate Board.
This website must only be used by consumers for the purpose of locating and purchasing real estate.
3. Demographics
Demographic figures such as education levels, employment and home ownership describe the census tract that contains each property.
- Source
- Statistics Canada census data and census boundary files.
- How it's calculated
- EstateBlock matches each property to its census tract, then compares that area's figures with the city average to assign Above Average, Average or Below Average labels.
- Limits
- Census figures describe everyone in the area as a group and reflect conditions on census day. They change only when new census results are released, and they say nothing about any individual resident or household.
- Credit
- Adapted from Statistics Canada, Census Tract (CT) Profiles, 2006 and 2011 Censuses, reproduced and distributed on an “as is” basis with the permission of Statistics Canada. This does not constitute an endorsement by Statistics Canada of this product.
4. Crime ratings
Total, violent and property crime ratings describe the area around a property, not the property or building itself.
- Source
- Police-reported crime data published by the Province of British Columbia.
- How it's calculated
- Reported incidents are converted to a rate for the surrounding area and compared with the city average.
- Limits
- Ratings count only crimes reported to police. Reporting and recording practices differ between police jurisdictions, so comparisons across cities are approximate. Past incidents don't predict what will happen at any address.

- Contains information provided by the Province of British Columbia under the Open Government Licence for Government of BC Information v.BC1.0. The information is licensed “as is”, and the information provider excludes all representations, warranties, obligations and liabilities, whether express or implied, in relation to it.
5. Schools and catchments
School listings show nearby public and independent schools with grades served, approximate distance, catchment status and an EstateBlock rating.
- Source
- School details published by the Province of British Columbia, and catchment boundaries from local school districts.
- How it's calculated
- Catchment status comes from placing the property inside district catchment boundaries. Ratings are EstateBlock's summary of provincial school performance data. Schools without enough published results are shown as not rated.
- Limits
- Catchment boundaries, programs and capacity change between school years, and living in a catchment doesn't guarantee a spot. Independent schools don't have catchments. Distances are approximate. Don't rely on EstateBlock to determine eligibility for any school, program or residency-based service; confirm with the school district.

6. Child care
Child care listings show licensed facilities near a property along with inspection information.
- Source
- Facility and inspection information published by BC health authorities.
- Limits
- Licensing status, capacity and inspection results change. Inspection findings vary in severity, and the health authority's inspection report has the full details. Contact the facility about availability.
- Credit
- Child care information is provided “as is” by BC health authorities, who exclude all representations, warranties, obligations and liabilities, whether express or implied, in relation to it.
7. Flood, wildfire and air quality
Flood, wildfire and air quality ratings describe the area or mapped zone a property sits in. They are not a site-specific assessment.
- Source
- Designated floodplain and flood hazard mapping, BC Wildfire Service wildland-urban interface risk mapping, and provincial air quality monitoring.
- How it's calculated
- Flood status reflects whether the property falls inside a designated flood hazard area. Wildfire risk uses the provincial wildland-urban interface risk class for the property's zone. Air quality uses the annual average fine particulate (PM2.5) level at the nearest provincial monitoring station, compared with the Canadian Ambient Air Quality Standards.
- Limits
- Hazard maps are updated by their publishers on their own schedules and may not reflect recent construction, drainage works or wildfire activity. Insurers and lenders use their own models. Check municipal hazard maps and ask your insurer before you buy.

8. Climate history and projections
Heat, precipitation and drought figures show how the local climate has behaved historically and how it's projected to change.
- Source
- Historical climate data and climate projections from Environment and Climate Change Canada.
- How it's calculated
- Historical values are long-term averages over a standard 30-year climate baseline. Projections are for mid-century under a moderate emissions scenario (SSP2-4.5).
- Limits
- Projections are regional model estimates, not forecasts for a specific address, and values vary across the Lower Mainland.

- Contains information licensed under the Open Government Licence – Canada, from Environment and Climate Change Canada.
9. Noise, power lines, ALR and cemeteries
Noise, power line, Agricultural Land Reserve and cemetery results are distance checks, not measurements or surveys.
- Source
- Mapped transportation, utility and land-use features, including Agricultural Land Reserve boundaries published by the Province of British Columbia.
- How it's calculated
- EstateBlock checks whether mapped major roads and highways, rail and SkyTrain lines, airports and ports, high-voltage transmission lines, Agricultural Land Reserve boundaries and cemeteries fall within a set screening distance of the property. Likely means a mapped feature falls within that distance; Unlikely means none does.
- Limits
- Distance doesn't measure actual noise, which depends on terrain, building design and which way a unit faces. Confirm ALR status through a title search or with the Agricultural Land Commission.
- Credit
- Contains information provided by the Province of British Columbia under the Open Government Licence for Government of BC Information v.BC1.0. The information is licensed “as is”, and the information provider excludes all representations, warranties, obligations and liabilities, whether express or implied, in relation to it.
10. Transit, commute and walkability
- Transit
- Bus stops and SkyTrain stations come from public transit schedule data.
- Commute times
- Pre-calculated estimates for off-peak travel from the property to common destinations. Actual times vary with time of day, traffic and service changes.
- Walkability
- Walk Score, Transit Score and Bike Score ratings are provided by Walk Score.
11. Nearby places and maps
- Nearby places
- Restaurants, shops and services come from OpenStreetMap, a map database built by volunteers. Names, categories and whether a business is still open can be out of date.
- Maps and imagery
- Maps and street-level imagery are provided by Google.

- © OpenStreetMap contributors, available under the Open Database Licence (ODbL).
12. EstateBlock estimates
EstateBlock calculates several figures from listing data. They are automated estimates, not appraisals, lender approvals, or financial or tax advice.
- Sell-speed score
- Compares a listing's price with comparable active listings in the same neighbourhood and factors in days on market and the local ratio of sales to active listings.
- Price comparison
- Average and median asking prices of comparable active listings in the same neighbourhood.
- Calculators
- Rent estimate, mortgage, cash flow and buy-vs-rent figures use the assumptions shown with each calculator, such as down payment, interest rate, amortization, vacancy and fees. Change the inputs to match your situation.
- Smart Picks
- Flags listings whose asking price is well below comparable homes nearby.
- Limits
- Asking prices aren't sale prices. Estimates don't account for condition, renovations, views or strata matters that don't appear in listing data.
13. Trademarks
The trademarks MLS®, Multiple Listing Service® and the associated logos are owned by The Canadian Real Estate Association (CREA) and identify the quality of services provided by real estate professionals who are members of CREA. The trademarks REALTOR®, REALTORS® and the REALTOR® logo are controlled by CREA and identify real estate professionals who are members of CREA.
