Surrey is British Columbia's second-largest city by population and Canada's eleventh, with 568,322 residents in 2021 across 316 square kilometres south of the Fraser River. Its growth of 9.7% between 2016 and 2021 came largely from newcomers; 62% of residents know a language other than English or French. Surrey is really six town centres rather than one city. Whalley and Surrey City Centre, around the Surrey Central and King George SkyTrain stations, hold most of the city's condo towers and most of its listings. Guildford and Fleetwood are mature family areas with houses from the 1970s to 1990s. Newton has some of the most affordable detached homes in Metro Vancouver. Cloverdale and Clayton are the newest townhouse and small-lot neighbourhoods, and South Surrey (Grandview, Morgan Creek, King George Corridor, Crescent Beach) is where the larger houses and golf-course communities are. Four Expo Line stations serve the city today: Scott Road, Gateway, Surrey Central and King George. The Surrey–Langley SkyTrain extension is under construction along Fraser Highway with eight new stations, which will put Guildford, Fleetwood and Clayton on the rapid-transit map for the first time. Surrey Schools is the largest school district in the province, with 103 elementary and 21 secondary schools.
