Abbotsford is the largest city in the Fraser Valley, with 153,524 residents in 2021, up 8.6%, and the largest city in British Columbia by land area. It is both a farming municipality and a commuter city: much of its 375 square kilometres is agricultural land, while the urban core along Highway 1 holds the University of the Fraser Valley, Abbotsford International Airport and the regional hospital. Listings split fairly evenly between houses, townhouses and condos, with detached prices well below Metro Vancouver.
