Port Coquitlam is a city of 61,498 people (2021) on the Pitt River, the smallest of the Tri-Cities by area and the most affordable for a detached house. Listings divide almost evenly between houses, townhouses and condos. Glenwood, Citadel, Riverwood, Mary Hill and Oxford Heights are the main neighbourhoods; Citadel and Riverwood have the newer houses, Mary Hill the older ones on the hill, and the downtown around Shaughnessy Street has most of the condos. The West Coast Express stops downtown, about 40 minutes from Waterfront Station in Vancouver, and the Coquitlam Central SkyTrain station is a short drive away. The Traboulay PoCo Trail circles the whole city for 25 kilometres along the rivers and dykes, and it is the thing residents mention first. Port Coquitlam is where Tri-Cities buyers go when Coquitlam prices move out of reach.
