Over ten years, the typical home in White Rock and South Surrey has gone almost nowhere. FVREB's composite benchmark for the area was $990.3K in September 2026, up just 0.9% from ten years earlier. Every other FVREB area is up between 13.5% and 56.3%. Yet detached sales are running ahead of last year: 60 in September, up from 41, and 491 so far in 2026 against 423 in the same months of 2025.
So the houses are moving, at lower prices. Here's what the board data and EstateBlock's own listing data show for White Rock right now, by property type, and what I'd do with it if I were buying or selling there.

White Rock home prices by type
One thing to know first: the Fraser Valley Real Estate Board reports White Rock and South Surrey as a single area. So the board's figures mix the city with the South Surrey neighbourhoods around it. For the City of White Rock on its own, I use EstateBlock's listing data further down.
| Type | Benchmark, Sept 2026 | 1 month | 1 year | 3 years | 5 years | 10 years |

Townhouses took the biggest hit over the past year, down 11.2%, against 6.2% for the Fraser Valley board as a whole. Detached (−7.4%) and apartments (−7.7%) fell about in line with the board (−8.8% and −9.3%). All four were still falling in September: the composite dropped 2.0% in a single month.
The board's September median sale price for a detached home here was $1.63M, close to the benchmark. The average was $1.85M, pulled up by a few expensive sales. That gap is why I look at the benchmark first.

The detached benchmark peaked for the year in April at $1.74M and has slid since, to $1.61M in September. That's about $128K off in five months on a typical house. Monthly figures here are as FVREB first published them; the board revises its index, so the latest package can show slightly different history.
The ten-year picture: White Rock is the outlier

| Fraser Valley board | +26.9% |
| North Surrey | +13.5% |
| Lower Mainland | +11.6% |
| South Surrey & White Rock | +0.9% |
That chart is the story of this market. Mission is up 56.3% over ten years, Abbotsford 43.7%, Langley 37.9%. South Surrey and White Rock: 0.9%. Over three years it has fallen the most of any area on the board, −21.4%.
My read on why: this is the board's most expensive detached market, with a typical house at $1.61M against $1.30M for the Fraser Valley board. Expensive markets need big mortgages, and big mortgages are what the stress test and higher rates squeeze first. The cheaper markets further east had more room to run.
Against spring 2022, the gap is wider. FVREB's March 2022 package put the area's detached benchmark at $2.12M (March 2022 package). September's $1.61M is about $505K lower. Treat that as approximate, since the board has revised its index since then. For comparison, the board's chair said the Fraser Valley-wide detached benchmark is now $460,000 below its March 2022 peak.

FVREB calls a market balanced when the sales-to-active ratio sits between 12% and 20%. By that measure, White Rock and South Surrey townhouses (16.6%) and apartments (13.9%) were balanced in September. Detached homes sat right at 10.0%, still on the buyer's side of the line, but with 600 houses for sale, down from 664 a year earlier.
The year-to-date numbers make the split clearer. From January to September, detached sales were 491, up 16% from 423 in the same months of 2025. Townhouse sales were 376 (−4%) and apartment sales 423 (−14%).

Condos are the part of this market that doesn't fit the headline. Apartment sales are down from last year, yet the apartment sales-to-active ratio has stayed above 12% every month since February, because fewer condos are listed: 310 active in September, down 20.3% from a year earlier. Prices still fell. Balanced on paper, soft in practice.
White Rock listings on EstateBlock
For the City of White Rock on its own, EstateBlock's live data had 330 homes for sale on October 28, with a median asking price of $1.114M. These are asking prices of active listings, not sale prices. White Rock's inventory leans to condos: 162 condos for sale against 122 houses. Surrey as a whole is the other way around (1,110 condos, 1,805 houses).

Two numbers I'd pay attention to. White Rock houses have been listed a median 82 days, against 48 for condos. My read, with the board data: houses sell, but only when the price is right, and the ones that aren't priced right sit. And the median condo ask of $644K is well above the board's $544K apartment benchmark for White Rock and South Surrey combined. The city's condo stock isn't the same mix as South Surrey's, so don't use the area benchmark alone to judge a White Rock condo. Compare it with recent sales in the same building.

Grandview Surrey is townhouse country: 123 of its 263 listings are townhouses, at a median ask of $910K. King George Corridor is the cheapest entry point on this list, with a median ask of $799K across all types. Morgan Creek houses ask the most among the bigger neighbourhoods, a median $2.41M. Hazelmere has only 29 listings, so its $3.00M median ask moves a lot with a single sale or new listing.

94 of White Rock's 330 listings (28%) have cut their asking price, by 6.9% on average. Among these 7 cities, only Delta (29%) is higher; Langley and Abbotsford are level with White Rock at 28%. A week earlier the count was 90 of 330.
Rates just went the wrong way for anyone hoping for a quick rebound: the Bank of Canada raised its policy rate to 2.5% on October 28, its first hike since 2023 (my rate announcement breakdown has the payment math). In a market where a typical house costs $1.61M, the stress test bites hard: on an uninsured mortgage, buyers qualify at the greater of their contract rate plus 2 points or 5.25% (OSFI).
