Terms of Use

These Terms of Use ("Terms") govern your use of EstateBlock.com and its pages, tools, listing alerts, emails, text messages and calls (together, the "Services"). The Services are operated by Renanza Realty Inc. ("Renanza", "we", "us"), a real estate brokerage licensed in British Columbia, located at 600-777 Hornby Street, Vancouver, BC V6Z 1S4.

By using the Services you agree to these Terms and to our Privacy Policy. If you don't agree, please don't use the Services.

1. What EstateBlock.com is

EstateBlock.com is a real estate search website. It shows MLS® listings and, to registered users, sold prices and listing history, together with neighbourhood and property information such as crime statistics, schools and school catchments, transit, climate and flood risk, demographics, market trends and automated estimates. Licensed REALTORS® with Renanza Realty Inc. provide brokerage services to buyers and sellers who choose to work with us.

Using the website does not create a brokerage or agency relationship. That relationship starts only when you sign a written agreement with Renanza Realty Inc.

The Services are not intended to solicit buyers or sellers who are currently under contract with another brokerage.

2. Eligibility and accounts

You must be at least 19 years old (the age of majority in British Columbia) to create an account or submit a form. You agree to give accurate information, keep your login details private, and tell us promptly if you think someone has used your account without permission. You are responsible for activity under your account.

We may suspend or close an account that breaks these Terms, real estate board rules or the law.

3. Terms for registered users

Sold prices, listing history and some other information are available only to registered users, under the rules of the real estate boards that supply the data. By registering, you agree that:

you have a bona fide interest in buying, selling or leasing real estate of the type shown on the Services;
you will use listing and sold information only for your personal, non-commercial use in considering the purchase, sale or lease of property;
you will not copy, redistribute or retransmit that information, except in connection with your own consideration of an individual property;
the real estate boards that supply MLS® data own that data, and you acknowledge the validity of their copyright in it; and
employees, members and authorized representatives of those boards may access the Services to verify compliance with board rules and to monitor how listings are displayed.

Registering does not oblige you to work with us.

4. Calls, texts and emails

When you create an account, ask about a property, request a home evaluation, book a showing or otherwise contact us, we ask whether you agree to hear from us. This is a separate consent box that is not pre-checked. Agreeing to these Terms is not, by itself, consent to marketing messages.

If you tick the consent box, you agree that Renanza Realty Inc. and its REALTORS® may:

email you listings that match your searches, new and price-reduced listings, sold results, market updates, and information about our services and offers, including our cashback rebate program;
send you text messages about properties, showings and our services; and
call you about properties, your home search or sale, and our real estate services,

using the email address and phone number you gave us, including if that number is registered on the National Do Not Call List. Your mobile carrier's standard message and data rates may apply.

You can change your mind at any time:

Email: click "unsubscribe" in any email, or change your alert settings in your account.
Text: reply STOP to any text message.
Calls: tell the person calling you, or contact us using the details below.
All of the above: email [email protected] or call 778-918-5990 and ask us to stop all marketing contact.

We act on unsubscribe requests within 10 business days, and usually much sooner. Unsubscribing from one channel doesn't unsubscribe you from the others unless you ask us to.

If you don't tick the consent box, we will still answer your inquiry, and Canadian law allows us to follow up with you about it for up to six months afterwards.

Some messages are not marketing and will continue while you have an account or an active transaction with us, such as password resets, security notices, showing confirmations and messages about an agreement you have signed with us.

5. Listings, estimates and neighbourhood data

Listing information comes from the MLS® Systems of the real estate boards named in section 16 and from the brokerages that list the properties. Neighbourhood and property information comes from government open-data sources and other third parties, also listed in section 16. We don't create most of this information and can't guarantee that it is complete, current or accurate. Errors in a listing can only be corrected by the listing brokerage.

Automated estimates, "Price your home" evaluations, comparisons with comparable properties, sell-speed scores, cash-flow and investment calculations and similar tools are generated by software from available data. They are not appraisals, not a professional opinion of value, and not financial, legal, tax or mortgage advice.

School catchment boundaries change, and our maps are for general information only. Confirm eligibility for any school directly with the school district before relying on it. The same applies to zoning, flood risk, strata matters and any other fact that matters to your decision: verify it with the relevant authority or a qualified professional. Neighbourhood boundaries shown on our maps are approximate.

Information about pre-sale and new development projects, including prices, floor plans, renderings and unit availability, is supplied by the developers and can change without notice. We don't guarantee any unit, price or allocation.

6. Acceptable use

You may browse, search, save and share individual listings for your own real estate decisions. You may not:

scrape, crawl, download or otherwise extract listing, sold, assessment or other property data by automated means, or copy it into another website, app, database, dataset or content aggregator;
use listing, sold or property data from the Services to train or fine-tune machine-learning models;
frame the Services, or remove or change listing brokerage names, MLS® marks or disclaimers;
resell or commercially exploit the Services or any data in them;
register with false information, or on someone else's behalf without their permission;
interfere with the security or operation of the Services, including by getting around rate limits, bot protection or access controls; or
use the Services to harass anyone, send spam or break the law.

Search engines and AI search services may crawl our public pages to index them and show them in search results, subject to our robots.txt file.

7. Content you submit

If you submit content such as comments, reviews, messages or notes, you keep ownership of it. You give us a worldwide, non-exclusive, royalty-free licence to host, store, reproduce, adapt, display and distribute it for the purpose of operating and promoting the Services. Content that is private to your account, such as saved notes, is used only to provide your account features.

You are responsible for what you submit and confirm that you have the right to submit it. Don't submit anything unlawful, defamatory, obscene or that infringes anyone else's rights. We may remove any content at our discretion.

8. Intellectual property

The Services, including their design, software, text, graphics, maps and compilations of data, are owned by Renanza Realty Inc. or its licensors and are protected by copyright and other laws. Listing content, including photos, is owned by the real estate boards, listing brokerages and photographers who supply it. Except as these Terms allow, you may not copy, modify or distribute any part of the Services without our written permission.

9. Cashback rebates and brokerage services

Any cashback rebate, commission arrangement or other brokerage service is governed only by the written agreement you sign with Renanza Realty Inc. Descriptions and examples on the website are for information only and are not an offer or a promise of a rebate. Rebates depend on the terms of that agreement, the completion of the transaction and applicable law.

10. Third-party websites and services

The Services link to and use third-party websites and services, such as Google Maps, lenders and other professionals. We don't control them and aren't responsible for their content, products or practices. Your use of them is governed by their own terms. Maps are provided by Google and are subject to the Google Maps/Google Earth Additional Terms of Service and the Google Privacy Policy.

11. No warranties

The Services are provided "as is" and "as available". To the fullest extent permitted by law, we disclaim all warranties and conditions, express or implied, including those of merchantability, fitness for a particular purpose, accuracy and non-infringement. We don't promise that the Services will be uninterrupted, error-free or free of viruses or other harmful components.

12. Limitation of liability

To the fullest extent permitted by law, Renanza Realty Inc. and its directors, officers, employees, REALTORS® and data suppliers are not liable for any indirect, incidental, special, consequential or punitive damages, or for lost profits, lost opportunities or lost data, arising from your use of, or inability to use, the Services or from reliance on any information in them. Our total liability for any claim relating to the Services is limited to CAD $100.

This section does not limit any liability that cannot be limited by law, and it does not limit our obligations under a written brokerage agreement you sign with us.

13. Indemnity

You agree to indemnify Renanza Realty Inc. and its directors, officers, employees and REALTORS® against any claims, losses and costs, including reasonable legal fees, arising from your breach of these Terms or your misuse of the Services.

14. Changes

We may change, suspend or discontinue any part of the Services. We may also update these Terms; the date at the top of this page shows the current version. If we make a material change, we will notify registered users by email or through a notice on the website before the change takes effect. Continuing to use the Services after that date means you accept the updated Terms.

15. Governing law and general terms

These Terms are governed by the laws of British Columbia and the federal laws of Canada that apply there. You and we agree to the exclusive jurisdiction of the courts of British Columbia, sitting in Vancouver. Nothing in these Terms limits rights you have under consumer protection laws that cannot be waived.

These Terms, together with our Privacy Policy and any written agreement you sign with us, are the entire agreement between you and us about the Services. If any part of these Terms is found unenforceable, the rest remains in effect. If we don't enforce a provision right away, we haven't waived our right to enforce it later.

16. Data sources and notices

MLS® listing data

The data relating to real estate on this website comes in part from the MLS® Reciprocity program of either Greater Vancouver REALTORS® (GVR), the Fraser Valley Real Estate Board (FVREB) or the Chilliwack and District Real Estate Board (CADREB). Real estate listings held by participating real estate firms are marked with the MLS® logo, and detailed information about the listing includes the name of the listing agent. This representation is based in whole or in part on data generated by either the GVR, the FVREB or the CADREB, which assumes no responsibility for its accuracy. The materials contained on this page may not be reproduced without the express written consent of either the GVR, the FVREB or the CADREB.

Trademarks

The trademarks REALTOR®, REALTORS®, and the REALTOR® logo are controlled by The Canadian Real Estate Association (CREA) and identify real estate professionals who are members of CREA. The trademarks MLS®, Multiple Listing Service® and the associated logos are owned by The Canadian Real Estate Association (CREA) and identify the quality of services provided by real estate professionals who are members of CREA. Used under licence.

Neighbourhood and property data

Crime statistics: contains information provided by the Province of British Columbia. The information is licensed "as is", and the Province excludes all representations, warranties, obligations and liabilities, express or implied, in relation to it.
Schools: contains information licensed under the Open Government Licence – British Columbia.
Child care facilities: provided "as is" by BC health authorities, which exclude all representations, warranties, obligations and liabilities, express or implied, in relation to the information. Inspection findings vary in severity; see the relevant health authority's website for details.
Climate and historical weather: Environment and Climate Change Canada.
Demographics: adapted from Statistics Canada, Census of Population. This does not constitute an endorsement by Statistics Canada of this product.
