West Vancouver Real Estate: Detached Prices 21.9% Below 2016, the Biggest Drop in the Region (October 2026)

A typical detached house in West Vancouver is worth 21.9% less than it was ten years ago. Greater Vancouver REALTORS® (GVR) puts West Van's detached benchmark at $2,822,900 for September 2026. Working back from GVR's ten-year change, the same typical house was worth roughly $3.6 million in September 2016.

No other part of Greater Vancouver has gone backwards that far. Across all home types West Vancouver's benchmark is down 26.7% over ten years. The only other area below its 2016 level is Vancouver West (−11.3%). The region as a whole is up 7.5%.

That's the long view. The short view is a market that is still slipping, but where more houses sold this September than last. Below: GVR's numbers by type, 13 months of trend, sales, BC Assessment values, and what's listed on EstateBlock right now in Ambleside, Dundarave, the British Properties and the rest of the North Shore's west side.

West Vancouver prices by property type

The benchmark is the MLS® Home Price Index: the estimated price of a typical home with set features. In a market as small and varied as West Van, where one waterfront sale can swing an average, it is the number I'd trust most. GVR publishes West Vancouver benchmarks for all homes, detached houses and apartments. It doesn't publish a West Vancouver townhouse benchmark.

Detached houses are down 9.9% in a year and 8.8% in the last six months. That one-year drop is the third-largest of any GVR area, after New Westminster (−10.4%) and Burnaby South (−10.3%), and steeper than the Greater Vancouver detached benchmark (−7.3%).

Apartments are the one line with a gain over ten years: +9.6%. A typical West Van apartment is $1,097,300. That's more than the townhouse benchmark in 15 of the 18 GVR areas that have one; only North Vancouver, Vancouver West and Whistler are higher. The Greater Vancouver townhouse benchmark is $1,016,700.

Over the same ten years, detached benchmarks rose 84.8% in Squamish, 59.3% in Maple Ridge and 18.7% across the bridge in North Vancouver. West Vancouver (−21.9%) and Vancouver West (−17.0%) are the only areas where a typical house is worth less than in 2016.

My read on why: West Vancouver is in a price bracket of its own across all home types. Its composite benchmark ($2,244,700) is $839,300 above the next most expensive GVR area, Bowen Island ($1,405,400). The top of the market depends most on buyers with large amounts of equity or outside money, and that's the kind of buyer most affected by the taxes and rules aimed at foreign and speculative purchases. I'd also count BC's extra 2% property transfer tax on the part of a price above $3 million. That is my interpretation; GVR's index measures the price change, not the cause.

What it means in practice: an owner who bought a typical West Van house in 2016 and sells today is likely selling for less than they paid, before counting property transfer tax and selling costs.

The detached benchmark was $3,062,100 in GVR's September 2025 release and peaked at $3,120,500 in November 2025. A March bounce to $3,096,500 didn't last: April came in at $2,872,300, and the line has drifted down every month since June, to $2,822,900. With roughly 15 to 40 detached sales a month, West Van's index is jumpier than the regional one, so I'd look at the six-month direction rather than any single month.

The apartment line is noisier still: $1,186,400 in September 2025, a low of $1,017,000 in April 2026, and $1,097,300 now. Over six months it is down only 1.3%, the smallest six-month drop of the three West Van benchmarks.

Sales: more houses sold than a year ago

GVR reports sales for an area it calls "West Vancouver/Howe Sound", a wider area than the municipality. The benchmark prices above are for West Vancouver itself.

41 detached houses sold in September, up from 35 a year earlier, and year-to-date detached sales are 282, against 274 in the first nine months of 2025. Apartment sales are also slightly ahead of last year (115 vs 109). That's different from the region, where GVR says the weakness is contained to the sizeable apartment segment; Metro Vancouver apartment sales were down 18.6% in September.

New detached listings in September were 124, down 42% from 214 a year earlier. Sales divided by new listings came to about 33% for detached houses. Fewer sellers, a few more buyers: if that holds through the winter, it's what would slow the slide. It hasn't shown up in the benchmark yet.

The median detached sale was $2,330,000 in September, against $3,180,000 a year earlier. Don't read that as a 27% drop. On about 40 sales a month the median moves with which houses happened to sell. This September's mix probably leaned cheaper; the benchmark (−9.9%) is the better measure of value.

BC Assessment vs the market

Sources: BC Assessment, 2026 Lower Mainland assessments (values as of July 1, 2025); Greater Vancouver REALTORS®, September 2026 stats package. The strata benchmark shown is GVR's apartment benchmark.

The 2026 assessments reflect values on July 1, 2025. Since then the detached benchmark has fallen further, and at $2,822,900 it now sits below BC Assessment's typical single-family value of $2,910,000. The two numbers measure different "typical" houses, so the gap isn't exact. But it tells you something practical: if you're selling, don't treat your assessment as a floor, and if you're buying, a list price near assessed value isn't automatically a deal. EstateBlock flags 170 West Van listings as asking less than their BC Assessment value.

The 2027 assessments, based on July 1, 2026 values, come out in early January.

What's for sale in West Vancouver right now

EstateBlock's West Vancouver page on October 19, 2026 shows 598 homes for sale, a median asking price of $2,998,000, and 38 new listings in the past week. These are asking prices on active listings, not sale prices.

The median house is asking $3,797,867, about $975,000 above the detached benchmark. Part of that is mix: the benchmark describes a typical house, and what's on the market at any moment includes the big, pricey ones that take longest to sell. Houses have a median of 73 days on the market, against 51 for condos.

West Van sellers cut less often than anyone else in this group: 85 of 598 listings (14%) have had a price cut, against 18% in North Vancouver and 27% in Langley. But the cuts they do make are the deepest, 8.3% on average, against 5.4% in North Van and 6.5% in Vancouver. British Properties listings with a cut have dropped 12.1% on average.

My read: many West Van owners don't have to sell, so they list high and wait. When they do accept the market, it's in one big step rather than a series of small ones.
