Port Moody's benchmark price dropped 2.5% in September 2026, to $1,011,500. Of the areas Greater Vancouver REALTORS® tracks, only Ladner (−2.6%) fell more in the month. Townhouses fell hardest: −4.7% in one month.
One month in a small market can swing hard, so I wouldn't read too much into it on its own. The year tells a calmer story: Port Moody is down 5.8%, right next to the 5.5% drop for Greater Vancouver. And there's one number that goes the other way: Port Moody condo sales are up this year while the region's are down. Below are GVR's numbers by property type, 13 months of trend, the sales split, what's listed today on EstateBlock by neighbourhood, and what I'd do with it.

Port Moody prices by property type
The benchmark is the MLS® Home Price Index: the estimated price of a typical home with a fixed set of features. In a market this small (Port Moody had fewer than 60 MLS® sales in every month this year), it's a better guide than a median, which can jump around with a handful of deals.

|---|---|---|---|---|---|---|---|
| All homes (composite) | $1,011,500 | −2.5% | −2.2% | −5.8% | −8.8% | +0.6% | +32.8% |

Source: Greater Vancouver REALTORS®, September 2026 stats package, MLS® Home Price Index table, Port Moody rows.
Detached houses had the worst year, −8.4%, and a typical Port Moody house is now $1,903,500. That's still $118,800 above the Greater Vancouver detached benchmark of $1,784,700. Apartments held up best over the year, down 4.9% to $676,200, a little below the regional apartment benchmark ($682,500). Townhouses are down 5.2% to $940,900.
Over five years, every type is still up (+3.5% detached, +5.9% townhouse, +6.7% apartment). Over three years, every type is down. That's the line I'd draw for owners: if you bought before autumn 2021, you're likely ahead on price; if you bought in autumn 2023, the benchmark says you probably aren't.

Across Greater Vancouver the composite slipped 0.5% in September. Port Moody's −2.5% was five times that. The townhouse benchmark fell from $986,900 to $940,900 and the detached benchmark from $1,962,100 to $1,903,500. Apartments barely moved (−0.6%).
Why I'd treat it with some care: only 9 townhouses and 16 detached homes sold in Port Moody in September. The HPI is built to handle thin months better than a median, but a sharp one-month move in a small area can partly reverse. What isn't noise is the direction. GVR's chief economist Andrew Lis said in the September release that the cumulative effect of many small changes has become more pronounced over time, with all market segments now showing price declines of about three per cent since the start of the year
. Port Moody's townhouse and detached numbers fit that, just with a steeper step this month.

Indexed to September 2025, detached houses fell from $2,080,500 to $1,903,500. Most of that came in two steps: December ($2,089,600 to $2,001,800) and September ($1,962,100 to $1,903,500). Townhouses drifted from $1,023,800 down to $961,100 by spring, recovered to $993,800 in June, then dropped to $940,900. Apartments have been the steadiest, between $676,200 and $727,900 all year, but they've now fallen 5 months in a row.

The composite went from $1,078,400 to $1,011,500. It rose in 5 of the 11 months before September, so this wasn't a straight slide, but September's $25,900 drop was bigger than all 5 of those gains added together ($25,100). Zoom out and Port Moody looks very different. Its composite is up 32.8% since September 2016, against 7.5% for Greater Vancouver as a whole. Port Moody townhouses are up 72.1% and apartments 63.2% over the decade. The Millennium Line's Evergreen extension, with Moody Centre station, opened on December 2, 2016, right at the start of this window. I can't tell you how much of the gain is the SkyTrain and how much is everything else, but the timing lines up.
For a seller, that's the useful number. A Port Moody owner who bought ten years ago is, on the benchmark, well ahead even after the last three years. The ones under pressure are owners who bought in the last three years and need to sell now.

From January to September, 419 Port Moody homes sold on the MLS®, against 436 in the same months of 2025 (−3.9%). The split runs opposite to the region. Port Moody apartment sales are up 5% (218 vs 207), while across Greater Vancouver apartment sales are down 12% (8,118 vs 9,231). Townhouse sales are where Port Moody is weak: 96 vs 117, down 18%, while regional attached sales are roughly flat (3,726 vs 3,760). Detached sales are down 6%.
My read on the condo number: a Port Moody apartment benchmark of $676,200, close to the SkyTrain, is drawing people buying a home to live in. Regionally, GVR says it's the opposite for condos: apartment sales are where the weakness is, with investors waiting for better conditions. Port Moody bucking that is notable, but the sample is small. A dozen sales either way changes the percentage a lot.

Outside December, when hardly anyone listed, sellers put up 2.1 to 5.5 homes for every one that sold in a month. September had 151 new listings against 46 sales. Apartment medians stayed in a tight band, from $697,381 to $738,750, in the months GVR reported one. Detached and townhouse medians almost never clear GVR's 20-sale bar here.
What's for sale in Port Moody, by neighbourhood
This is EstateBlock's Port Moody page on October 23, 2026: 313 homes for sale, a median asking price of $1,099,900 and 20 new listings in the past week. These are asking prices on active listings, not sale prices. EstateBlock's Port Moody neighbourhoods include Anmore.

Week over week, condo listings fell from 144 to 130 with the median ask unchanged at $699,000. The median days on market rose for every type, and new listings in the past week dropped from 25 to 20: fewer fresh listings, older ones still sitting.
87 listings, 28% of what's for sale, have had a price cut, averaging 5.4%. On the same day that share was 19% to 31% in Coquitlam, Port Coquitlam, Burnaby, New Westminster, Vancouver, North Vancouver. EstateBlock flags 30 Port Moody listings as priced below their BC Assessment value.
Rough supply math, mixing two sources: today's EstateBlock listings divided by GVR's average monthly Port Moody sales from July to September give about 4 months of townhouse supply, 5 months for condos and 7 months for houses. Treat those as ballpark, not an official ratio. In GVR's terms that's a sales-to-active ratio of roughly 28% for townhouses, 19% for condos and 14% for houses. GVR's rule of thumb is that prices face downward pressure
when the ratio dips below 12 per cent for a sustained period
. None of the three is under 12% on this rough measure, and townhouses come out above 20%. That makes September's −4.7% townhouse benchmark look more like a thin-month swing than a sign of too many listings. Houses are the type closest to the soft zone.

Port Moody has very little purpose-built rental: CMHC counted 737 units in October 2025, against 4,562 in Coquitlam. Its vacancy rate was 2.4% and the average rent $2,284 a month, but CMHC grades that rent figure "use with caution", so I'd only use it as a rough marker. The survey also leaves out condos and townhouses rented out by their owners.
One Port Moody rental file is in the courts this fall: the Portwood restructuring. Phases 3 to 5 of the Portwood development went into a CCAA proceeding at the Supreme Court of British Columbia on August 14, 2026, with PwC as monitor. On October 13 the court granted an approval and vesting order for the sale and extended the stay to December 18. According to Insolvency Insider, Phases 4 and 5 hold 96 townhomes, 95 of them tenanted, and the stalking horse bidder was Woodbourne affiliates (the petitioners). Phases 1 and 2 aren't part of the proceeding. My read for buyers: this is a rental and development-financing story, not a pile of units about to hit the resale market.
