Whistler is a resort municipality of 13,982 permanent residents (2021, up 19% in five years) and the largest ski resort in North America, two hours north of Vancouver on the Sea to Sky Highway. The housing market is unlike anywhere else on this site: a large share of listings are condos and townhouses in Whistler Village, the Benchlands and Creekside bought as second homes or nightly rentals, and the price per square foot is the highest in the province. Zoning decides what a property can be used for; whether a unit allows nightly rental or requires full-time occupancy changes its value by a wide margin, and every EstateBlock listing shows that status. Detached neighbourhoods such as Alpine Meadows, Emerald Estates, Alta Vista, Nordic and Bayshores hold the full-time community. Whistler Blackcomb, the valley trail and the lakes are the amenities; the trade-off is a long drive to the city and a resort-town cost of living.
