Coquitlam had 148,625 residents in 2021, up 6.7%, and is the largest of the Tri-Cities. The Evergreen extension of the Millennium Line opened in 2016 with stations at Burquitlam, Coquitlam Central, Lincoln and Lafarge Lake–Douglas, and the market has reorganized around it. Coquitlam West, around Burquitlam station, has become a tower neighbourhood and usually holds a third of the city's listings. Coquitlam Centre, Lincoln and the Westwood Plateau above it mix condos, townhouses and larger houses. North of the Coquitlam River, Burke Mountain is the city's newest neighbourhood and the main source of new detached homes and townhouses in the Tri-Cities. Central Coquitlam, Ranch Park, Maillardville (the city's French-Canadian heritage district) and Chineside are the established detached areas. Mundy Park and the trails up to Buntzen Lake and Eagle Mountain are the reason many buyers choose Coquitlam over Burnaby for a similar price.
