Maple Ridge Real Estate: Greater Vancouver's Cheapest Townhouses, and 31% of Listings Cut (October 2026)

At $700,800, a typical Maple Ridge townhouse is now the cheapest in any area Greater Vancouver REALTORS® tracks. That's $315,900 below the regional townhouse benchmark. Maple Ridge also has the second-cheapest detached house ($1,155,900) and apartment ($513,400), behind only the Sunshine Coast, which you can't drive to from Vancouver without a ferry.

The price of getting in keeps slipping. The detached benchmark fell in 9 of the last 12 months and is down 7.7% in a year. Condos are the exception: the apartment benchmark rose 1.8% in September. On EstateBlock, 31% of Maple Ridge listings have had a price cut, more than in any nearby Greater Vancouver city I compared; only Chilliwack, further up the valley, is higher. Here are GVR's numbers by type, 13 months of trend, sales, what's listed today by neighbourhood, rents, and how I'd use it.

Maple Ridge prices by property type

The benchmark is the MLS® Home Price Index: GVR's estimate of what a typical home with a fixed set of features would sell for. It moves more smoothly than a median, which shifts with whatever happened to sell that month.

Townhouses had the worst year (−8.1%), then detached houses (−7.7%). Apartments are down only 2.6% over the year and up 2.9% over three months, which makes them the only Maple Ridge segment that has turned up lately.

The five-year column splits the city in two. Apartments are still up 8.2% on five years ago; townhouses are flat (−0.1%); detached houses are below where they were in September 2021 (−3.3%). On the benchmark, a typical Maple Ridge house bought in September 2021 is worth less today than it cost.

Next door, Pitt Meadows' detached benchmark is $1,178,600, a little above Maple Ridge, and Port Coquitlam's is $1,240,600. Coquitlam is $1,584,400. For a family that needs a yard, that gap is the whole reason Maple Ridge is on the list: a typical detached house costs $428,500 less here than in Coquitlam.

Indexed to September 2025, the detached line is the cleanest downhill run: $1,253,800 to $1,155,900, a drop of $97,900. It rose in only 3 months, and the biggest of those, March's $22,500 bounce, was undone by June. Townhouses fell from $760,700 to $700,800. Apartments jumped in November to $520,900, eased back to $499,100 by June, and have climbed since, ending September at $513,400, above where they started.

Why would condos firm up while houses slide? My read: at a $513,400 benchmark, a Maple Ridge apartment is one of the few homes in the region a single income can still look at, and there aren't many of them: Maple Ridge and Pitt Meadows together had just 22 apartment sales in September. With numbers that small, one strong month for a few new buildings can move the index, so I'd want a couple more months before calling it a trend.

All homes together went from $943,100 to $882,600, −6.4%. These are GVR's figures as first published each month; it revises earlier months slightly, so the 12-month change in its own table (−7.0%) differs a touch from this line.

Over ten years Maple Ridge is up 49.6%, the 6th-largest gain of the 20 GVR areas, against 7.5% for Greater Vancouver as a whole. Apartments are up 91.3% and townhouses 70.5% over the decade. My read: the outer areas, from Squamish and Whistler to the Sunshine Coast, Pitt Meadows and Maple Ridge, gained the most as buyers looked further out, while West Vancouver and Vancouver West, where prices started highest, are now below where they were in 2016.

That matters for sellers. A Maple Ridge owner who bought before 2020 has a lot of equity even after the last three years (−11.8%). The owners with less room are the ones who bought in 2021 to 2023.

From January to September, 1,147 homes sold in Maple Ridge and Pitt Meadows, against 1,246 in the same months of 2025 (−7.9%). Apartments fell most: 241 sales vs 298 (−19.1%), a bigger drop than the −12.1% for apartments across Greater Vancouver. Townhouse sales are down 7% and detached sales 3%, while detached sales across the region are slightly up (5,132 vs 5,060).

So the condo benchmark is rising on fewer sales, not more. That fits my caution above: the index is being set by a thin set of deals.

September had 312 new listings against 107 sales. The median detached sale was $1,155,000, down from $1,195,000 a year earlier; the median townhouse sale $697,000, down from $763,500. Medians move around month to month, so I lean on the benchmark for direction and use these for a sense of what real deals closed at.

What's for sale in Maple Ridge, by neighbourhood

This is EstateBlock's Maple Ridge page on October 25, 2026: 874 homes for sale, a median asking price of $1,049,850 and 47 new listings in the past week. These are asking prices on active listings, not sale prices.

The week was flat: the same 449 houses and 125 townhouses for sale, asking prices unchanged. What moved was time. The median house has now been listed 73 days, and the median townhouse 43 days, up from 36 a week earlier. Listings aren't piling up, but the ones that are there are sitting longer.

Compare asking prices with the September sales above. The median house ask of $1,349,846 is well above September's median detached sale ($1,155,000), and the median townhouse ask ($749,900) is above the median townhouse sale ($697,000). The listings and the sales aren't the same homes, so this isn't a precise discount, but it tells you which way negotiations are likely to go. Condos are the exception: the median ask ($449,850) is below September's median apartment sale ($457,500).

275 Maple Ridge listings have had a price cut, averaging 6.7%. That 31% share is higher than in New Westminster (31%), Coquitlam (23%), Surrey (25%), Langley (27%) and even Abbotsford (28%); of the cities in the chart, only Chilliwack (35%) is higher. EstateBlock also flags 42 Maple Ridge listings priced below their BC Assessment value and 28 priced below comparable sales.

Rough supply math, mixing two sources: today's EstateBlock listings in Maple Ridge and Pitt Meadows divided by GVR's average monthly sales there from July to September give about 7.3 months of house supply, 8.3 months for condos and 4.5 months for townhouses. In GVR's terms, that's a sales-to-active ratio of roughly 14% for houses, 12% for condos and 22% for townhouses. GVR's rule of thumb is that prices face downward pressure when the ratio dips below 12 per cent for a sustained period and upward pressure above 20%. Treat my numbers as ballpark, not an official ratio. On them, houses and condos sit just above the 12% line, and townhouses look tighter than their falling benchmark suggests: there just aren't many listed.

The cheapest way into a house is East Central, at a median ask of $1,132,000. Southwest Maple Ridge asks less ($1,049,000) but at a high $682 a square foot, which means smaller houses, and its listings have sat the longest (98 median days). Albion ($1,319,500) and Cottonwood ($1,293,950) offer the most house per dollar, at about $425 and $426 a square foot. Silver Valley asks $1,522,500. Websters Corners ($2,393,000) and Thornhill ($1,815,000) are the priciest, with few listings.

Condos are almost all in the two central neighbourhoods: East Central has 74 listed at a median $463,500, West Central 70 at $445,950. For townhouses, Cottonwood (36) and East Central (39) have the most choice. For transit commuters, TransLink's West Coast Express stops at Port Haney and Maple Meadows on its weekday rush-hour run to Waterfront, so I'd check the walk to those stations when comparing central listings.

CMHC counted 1,469 purpose-built rental units in Maple Ridge in October 2025, with a 2.3% vacancy rate and an average rent of $1,465 a month. That's $444 less than Coquitlam's average. Keep in mind these are rents for existing tenancies in purpose-built buildings, mostly one-bedrooms; a newer condo rented out by its owner will usually ask more, and the survey doesn't include those.

BC Assessment's 2026 roll, based on July 1, 2025 values, put the typical Maple Ridge single-family home at $1,183,000 (−3% from $1,223,000) and the typical strata home at $635,000 (−2%). The notices that arrive in January 2027 will be based on July 1, 2026 values, and since July the Maple Ridge detached benchmark has fallen another 2.4%, from $1,184,800 to $1,155,900. So expect your next assessment to lag the market a little. More on how the roll works in my BC Assessment post.
