Chilliwack is the eastern anchor of the Fraser Valley, with 93,203 residents in 2021 and growth of 11.2% since 2016, one of the fastest rates in the Lower Mainland. It is where buyers go for a detached house at a price that is no longer possible closer to Vancouver, and the listings reflect that: half of them are houses. The city has two centres. Chilliwack Proper, north of Highway 1, is the original downtown with older homes on the flat land toward the Fraser. Sardis, south of the highway, is the newer side, with Promontory and Garrison Crossing as its growth neighbourhoods on the slopes toward Cultus Lake. Beyond the city limits, EstateBlock lists Rosedale, Yarrow, Cultus Lake, Lindell Beach and Columbia Valley as their own areas, mostly rural acreages and lake cottages. Chilliwack sits at the end of the Fraser Valley commuter belt; the drive to Vancouver is about 100 kilometres on Highway 1, and there is no train.
